Responsible business - our gateway to success

With our business specifics and our products, we affect the lives of many people around us. This is why we give high priority to sustainable business practices at Verdispar International. This means respecting the communities in which we work and acting ethically in our relationships with investors, public agencies, business partners and customers. It also means an intensive focus on environmental issues to ensure that the homes, offices and other properties we develop are healthy and environmentally sound.

Focus on the environment

At Verdispar International, we strive to assume environmental responsibility throughout the entire life cycle of the properties we develop on behalf of international investors − from land purchase through the planning and construction process and during the management and sale of the finished property. Our environmental policy and culture ensure that as project developers, we work with architects, contractors and other partners to minimize the environmental impact of all construction materials; use energy efficiently; monitor chemical substances; limit atmospheric emissions from transportation and other sources, prevent soil pollution; and carefully manage the disposal of waste. We also make sure that we take the environment into account when designing buildings. This may involve implementing new solutions for more efficient heating or cooling, creating sources of natural light or focusing on recycling.

At our Company, we strive to work with partners (consultants, architects, contractors) that share the same culture and values. We seek partners with environmental management systems integrated in their operations. This helps us take every opportunity to safeguard the environment when building residential communities or workplaces and incorporates everything from initial soil testing to methods for minimizing environmental impact, both during construction and during the entire time that people will live and work there. Our ambition is to minimize the negative impact on the environment throughout the lifespan of the properties we develop − both when it comes to indoor and outdoor environments.

Healthy indoor environments
We want to ensure that our customers enjoy their new homes and offices, and that they feel healthy while living and working there. That’s why we are actively concerned with issues surrounding the indoor environment. This includes everything from climate control to using materials that do not cause allergies.

Homes and offices with low energy usage
Our goal is to develop homes and offices that use as little energy as possible. In so doing, we not only reduce greenhouse gas emissions but also the expenses of the homeowner or commercial premises owner. We see this as one of the biggest benefits of living in a newly built home or working in a newly built office. We do this, for example, by using improved insulation, being careful about our choice of windows and appliances as well as by selecting advanced technical and technological solutions and building materials. Given today’s technology, our aim is to lower the energy use of buildings, achieving improvements of 20-30 percent in energy efficiency. There is consequently a very large potential for energy savings.

Choice of construction materials and chemicals
Some materials and chemicals are less suitable for housing construction than others. They can have a negative impact on both the indoor and outdoor environment. At Verdispar, we believe that homes and offices should be free from materials that might endanger people’s health. So we take steps to ensure that certain chemical compounds are not used at our projects, even if they are allowed by local authorities.

Good solutions in terms of environment, user-friendliness and indoor climate are important. We use environmental issues in our communications with tenants and buyers. Our intention is to explain how the properties we develop will have lower operating costs than the industry standard and how this can increase their value in the long term, both for property users and investors.

Focus on safety

Everyone working on the construction of the projects we develop is required to follow strict health and safety regulations. That’s because we want our contractors’ workforce to go home safely at the end of the day. Another reason is that we want our customers to live in homes and work in offices which were built with zero accidents, where builders experienced a healthy and safe working environment. We firmly believe that an emotionally and physically healthy, safe atmosphere on the construction site will have a direct impact on the quality of the work – we want good, positive emotions in the walls of the buildings we develop for investors.

In addition, since we develop most of our projects in central urban areas, we are always concerned about protecting passersby or visitors by demanding that the contractors that build our investors’ projects use the most advanced health and safety techniques available.

Focus on ethics

Providing equal opportunities to all our employees is extremely important to us – as is doing business in an honest, straightforward way. At Verdispar, we develop investors’ properties without resorting to corruption, under-age workforces, bribery or any other anti-competitive actions.

Ethics constitutes the foundation for the kind of people we are and the kind of organization we represent. Bribery and corruption are destructive to the business environment. These practices are not sustainable, distort markets and hamper economic, social and democratic development. It is in Verdispar’s interest that markets function competitively − stimulating innovative thinking, building trust and reflecting true costs and benefits. It is clearly our responsibility toward investors, customers, employees, shareholders and other stakeholders to safeguard a healthy business environment.

Focus on product responsibility

Verdispar develops homes for families and creates efficient, attractive working environments. Our reputation is one of our most important assets and we aim to safeguard it by delivering high quality products and services. The first step in doing this is to know exactly what customers and other stakeholders want. We must know their needs and expectations and be responsive, which requires close, regular contacts. The next step is to be responsible for quality via an internalized management system. Clear reporting, accountability and management control support our quality assurance work.
