Ozonia Business Garden – a green business center in Zagreb

Verdispar, on behalf of Scandinavian investors, has launched an ambitious EUR 70 million project in Zagreb, the capital of Croatia. Ozonia Business Garden − the first green business center in the city and in the region – will demonstrate how developers can care for the environment through their actions rather than mere declarations.

Ozonia Business Garden, built on a 5,354 sq. m (57,600 sq. ft.) lot, will include a modern three tower (9, 13 and 16-story) office building located on lively Savska Street, which will open in 2012. An elegant hotel and various small stores will also open here. The offices will total more than 25,000 sq. m. (269,000 sq. ft.) of gross leasable area. The hotel will occupy 9,200 sq. m. (99,000 sq. ft.) of GLA, and more than 1,000 sq. m (10,800 sq. ft.) will be devoted to retail and other commercial purposes.

Greener equals more efficient
For Verdispar, environmental care is not merely a declaration of principle. We are designing a green business center because we know from experience that environmentally friendly solutions are also more efficient, generating real benefits to our partners and clients. The cutting-edge heating and power supply technologies we will implement at Ozonia Business Garden will reduce energy consumption as well as maintenance costs.

During both preparatory work and construction, our projects adhere to the highest environmental and work safety standards. We use only materials that have a long useful life and are friendly to people and nature.

Tailoring the space to different needs
Every business is different. Meeting customer needs and providing maximum possible functionality are Verdispar’s main criteria in this business center project. Companies that move into Ozonia Business Garden will be able to choose solutions tailored to their own needs. They will be free to choose a 160 sq. m area (1,725 sq. ft., one fourth of a floor), 330 sq. m. (3,450 sq. ft. or half a floor) for their office premises, occupy one floor (680 sq. m or 6,000 sq. ft.) or, where appropriate, several floors or even the entire tower or towers.

According to experts, Ozonia Business Garden will satisfy many needs in Zagreb, the economic center of the country. The city hosts 34 percent of Croatia’s companies and is home to about 40 percent of its employed individuals. The tenants of Ozonia Business Garden will enjoy tranquility and security, guaranteed by the most advanced security solutions (automatic entry control using e-cards, CCTV etc.). The buildings will also be equipped with a modern fire safety system.

Hotel for business partners and visitors
The center will offer temporary accommodation for foreign guests visiting the tenant companies with offices in Ozonia Business Garden, as well as for other visitors. The planned 9-story hotel will have 148 rooms, a spa center, restaurants and bars.

Easy access
Ozonia Business Garden will be located near one of the main traffic arteries of Zagreb, ensuring easy and quick access for people working here as well as their clients and business partners. A car trip from the business center to the airport will take no more than 20 minutes, and downtown Zagreb will be less than 5 minutes away.Office staff, their business partners and hotel guests will have the option of leaving their cars in a 23,600 sq. m (254,000 sq. ft.) underground 5-story garage with parking spaces for 548 cars. Ozonia Business Garden will also be easily accessible by public transportation.

The project authors are AJF Projekt, architects and designers. Construction is scheduled to begin during the second half of 2010. The exclusive sales partner is CB Richard Elis.
